Nature of LRI Services
Luxury Retreat Italy provides strategic real estate advisory services which may include, depending on the engagement: property search and acquisition support; property assessment; ownership strategy; commercial positioning; sale strategy; property repositioning; coordination of relevant professional expertise; transaction support; and introductions to relevant market participants.
Regulated Professional Services
Legal, tax, architectural, structural, engineering, cadastral, urban-planning, financial and other regulated professional services are provided by appropriately qualified professionals. LRI does not replace those professionals.
Real Estate Mediation
Where an engagement involves activities legally classified as real estate mediation, such activities are carried out in accordance with applicable Italian law by appropriately qualified and registered professionals or entities.
Property Information
Property information referenced in the course of an engagement may derive from owners, brokers, professionals, public records or other sources, and remains subject to appropriate verification and due diligence.
Guarantee of Outcome
LRI does not guarantee a property sale, a property acquisition, a particular sale price, future property value, investment return, rental yield, planning approval, or technical feasibility.
Remuneration and Commercial Relationships
Depending on the nature of an engagement, remuneration may include advisory fees, transaction-related remuneration, referral fees or other compensation agreed with the relevant parties. Applicable remuneration structures and any material potential conflicts of interest are disclosed where relevant to the engagement. LRI is not described as an independent financial adviser, independent investment adviser, fee-only adviser or conflict-free adviser.
